The Foundation Nobody Looks At Until It’s Too Late
Flooring projects fail more often from subfloor problems than from anything about the flooring material itself. A beautiful new hardwood or luxury vinyl floor installed over a damaged, uneven, or structurally compromised subfloor will show every problem the subfloor has — through squeaks, movement, visible waves in the surface, and in severe cases, complete installation failure within months.
Professional flooring installers spend as much time preparing the subfloor as installing the floor — often more. DIYers who skip or rush this step create results that look fine initially and reveal problems as the installation settles.
The Flatness Requirement Most Flooring Has
Most flooring manufacturers specify a maximum floor flatness tolerance — typically no more than 3/16 inch variation over a 10-foot span for hardwood and laminate, and 1/8 inch over 6 feet for tile. These aren’t suggestions; they’re engineering requirements. A floor that exceeds the flatness tolerance will creak, move, experience joint separation, or crack grout lines regardless of how well the installation is executed.
Test your subfloor flatness with a long straightedge or a 10-foot piece of lumber laid flat. Any gap between the straightedge and the subfloor larger than 3/16 inch is a high spot or low spot that needs addressing before installation begins. High spots are sanded or ground down; low spots are filled with floor leveling compound.
Squeaky Subfloors: Finding and Fixing Before You Cover Them
A subfloor that squeaks is a subfloor where the panels have separated from the joists below — either through fastener failure (nails working loose) or through the floor panels themselves expanding and contracting until they pull free. Covering a squeaky subfloor with new flooring traps the squeak permanently; some materials muffle it slightly, but the movement that causes the squeak remains.
Fix squeaks before installation: locate the squeak by having someone walk the floor while you observe from below (in a basement or crawl space) to identify which joist bay is moving. Add screws through the subfloor into the joist at 6-inch intervals along that bay. From above, use specifically designed breakaway screws (available at flooring suppliers) that pull the subfloor to the joist and then snap off flush.
Moisture in the Subfloor: The Hidden Installation Killer
Wood-based subfloor panels (OSB and plywood) absorb moisture and swell, creating the waves, gaps, and fastener pops that indicate a moisture problem. Before installing any flooring — especially hardwood or engineered wood — test the subfloor moisture content with a moisture meter. Most flooring manufacturers specify a maximum subfloor moisture content (typically 12–14% for wood subfloors) that must be met before installation.
If your subfloor moisture content exceeds specification, identify and eliminate the moisture source before proceeding. A crawl space with inadequate vapor barrier, a bathroom leak above, or poor site drainage can all create elevated subfloor moisture. Covering a wet subfloor with new flooring creates the ideal conditions for mold growth between layers — a problem invisible until the flooring is removed.
OSB vs. Plywood: What You Have and What It Means
Most homes built after the 1990s have OSB (oriented strand board) subfloors; homes built before typically have plywood. Both are appropriate subfloor materials, but they behave differently and affect flooring installation decisions differently.
OSB is more susceptible to edge swelling from moisture exposure during construction — a common problem in new construction where the subfloor gets wet before the structure is dried in. Swollen OSB edges create a washboard pattern visible through finish flooring. Sanding swollen edges flat before installing finish flooring prevents this. Plywood is more dimensionally stable at edges but can delaminate if exposed to sustained moisture — check any older plywood subfloor for delamination (layers separating) before assuming it’s solid.
